Banbury Road, Woodstock
Pye Homes is progressing plans for the development of land north of Banbury Road, Woodstock. Outline planning permission (reference 21/00217/OUT) was granted by West Oxfordshire District Council on 6 March 2025 for up to 235 homes, together with open space and associated works. The outline permission approved the principle of development and the means of access, with the detailed matters of layout, scale, appearance and landscaping reserved for later approval.

Reserved Matters Public Consultation
Our design and technical team is now preparing the Reserved Matters application. This next stage will develop the detailed proposals within the framework established by the approved outline parameter plans, including the agreed approach to land use, building heights and density, access, landscape and open space.
Work over the coming months will include developing and coordinating the detailed site layout, architecture and landscaping alongside highways, drainage, ecology, heritage and other technical information. This work will inform the plans and supporting documents that will accompany the application. We currently expect to submit the Reserved Matters application to West Oxfordshire District Council in early 2027.
Survey and Investigation Work
As part of this preparatory work, residents may notice survey teams and contractors on the site over the coming weeks. This is investigative work to help us understand site conditions and inform the detailed design; it does not represent the start of construction. The work is expected to include:
- Stage 2 site investigations building on the earlier Phase 1 assessment and providing more detailed information about ground conditions; and
- Archaeological trial trenching undertaken as part of the archaeological evaluation required by the outline planning permission. This work will test earlier survey findings and help establish whether archaeological remains are present and, where necessary, inform appropriate mitigation.
The archaeological work will be carried out in accordance with an agreed Written Scheme of Investigation and the requirements of the relevant planning conditions. Both the Stage 2 site investigations and archaeological trial trenching are expected to commence in early October 2026, subject to final arrangements and approvals.
We recognise that this work may be noticeable locally, particularly where machinery is required on the site and that this may raise concerns about access and biodiversity. We will minimise disruption wherever practicable.
